RXR, a leading real estate owner, operator and developer in New York City and the surrounding region, announced that marketing communications group Bliss Holding Group signed a 26,000 square foot lease for 10 years at 230 Park Avenue, the historic landmark that features 1.4 million square feet of Class-A commercial space.

The ornate, 34-story, Beaux-Arts style building that encompasses a full city block was designed by Warren and Wetmore, the firm behind the design of Grand Central Terminal, which sits alongside the property. Since RXR’s purchase of the building in 2017, it has undergone extensive capital improvements including a full repositioning with an improved infrastructure, restored facade, LEED gold certification and exclusive customer experience services including a RXO platform and integration of a tenant wellness app.

Bliss Holding Group will be moving from their previous offices at 500 Fifth Avenue to occupy this 26,000 square foot space on the second floor of 230 Park Avenue. It will serve as a center of excellence for marketing communications, analytics, PESO media, public affairs and social purpose for The Bliss Group and The Next Practices Group. This network of firms specializes in building healthcare, financial, business and professional services, technology and consumer sectors through storytelling and integrated marketing techniques.

“We are pleased to welcome Bliss Holding Group to 230 Park Avenue and are confident that their presence will be a great addition to the wide range of firms who occupy this iconic building,” said William Elder, EVP and Managing Director of New York City Leasing at RXR.

230 Park Avenue is situated in a prime location due to the flexibility of transportation provided by nearby Grand Central Terminal, where commuters can access the Metro-North, Harlem and New Haven lines as well as several metro subway lines. 230 Park Avenue is also surrounded by several bustling dining and shopping hubs. The building’s retail tenants include Maman, soon to open at the base of the building, Sweetgreen, Tend, and the Urbanspace Vanderbilt food hall.

“A great office set-up is part of the innovation process,” said Bob Pearson, Cortney Stapleton and Michael Roth, Managing Partners of The Bliss Group. “We were looking for a place where data scientists, creatives and client leaders all feel right at home.”

RXR was represented in-house by William Elder and Andrew Ackerman and Newmark Group’s Brian Waterman, Scott Klau, Erik Harris, Zach Weil and Cole Gendels. Bliss Holding Group was represented by Transwestern’s Jason Burch, Rory Murphy, Patrick Heeg, and Chase Gordon.
